Yntegra's Rosewood-branded resort on Sampson Cay is designed for up to 500 guests and 40 mega yachts. Servicing it means an industrial supply dock in the North Bay: dredging through coral and seagrass, a large seawall that impacts tidal flow and currents, and fuel, waste and generator operations directly across the water from two eco-resorts. Yntegra's already planning to create two marinas in the south of the island that already has deep water access. Yntegra can put the dock and back of house operations there.

Reality: There are no beaches in view of the proposed southern marina area where the supply dock would go. The island's most beautiful beach is in the North Bay - exactly where Yntegra wants to dredge and build its dock and seawall. Industrial infrastructure there would harm the beach and the surrounding marine environment, according to experts, and put people swimming in the bay at risk.
Reality: Yntegra's existing plan calls for significant dredging through the North Bay's shallow waters, full of conch, seagrass and healthy reef. It adds a seawall that would disrupt critical tidal flows, plus frequent commercial traffic and large supply ships passing within 200 feet of the recreational beaches and snorkelling areas of the neighbouring resorts.If environmental stewardship is the standard, turning the North Bay into an industrial shipping lane fails it.
Reality: Regardless of whether the service dock is in the north or south, goods will need to be transported across the island. Having the service dock in the north when marinas are in the south will require huge amounts of fuel and other supplies to be transported cross island. Yntegra’s own environmental report describes the land they say is “incapable of supporting infrastructure” carrying a road, water main, electrical and sewer pumping infrastructure.
Reality: The Bahamas is full of luxury resorts with supply docks inside their marinas. From Cave Cay, to Highbourne Cay and Walker’s, a co-located marina and supply dock is the standard operating model for luxury resorts throughout The Bahamas.
The dock is not the only problem with this project. Its density is unsustainable on a small, remote cay. It raises navigational safety questions. And the developer's own track record invites scrutiny.
We focus on the dock here because it is the clearest example of how Yntegra's reasoning holds up.
There's already deep-water access at the south end of Sampson Cay plus Yntegra already plans to excavate and dredge 10 acres of coastal and wetland habitat to create two superyacht marinas. Moving the supply dock and and back-of-house facilities from the North Bay to the south would:
We believe development doesn’t justify destroying what makes a place special. Exuma's economy depends on its natural beauty. Tourism, fishing, and marine recreation all rely on healthy waters. What happens in North Bay sets a precedent for the entire Bahamian archipelago.
Right now, local businesses and tour operators use the North Bay for their business operations. Every snorkeling trip, dive, every peaceful morning exploring these waters happens because this bay is pristine and safe.

Turtlegrass Resort’s entire concept depends on the North Bay remaining what it is: crystal-clear water, thriving seagrass beds, untouched beauty - which is why we’ve had to put our eco-resort development on hold in the face of this threat.
We refuse to accept that progress means sacrificing the livelihoods of people who were here first, building businesses that actually celebrate what makes Exuma special.
Moving the dock and back-of-house south would be a better outcome for Sampson Cay, for the neighbouring resorts, and for Yntegra itself. But the case doesn't end at the dock. This project's design, its scale, and the approvals it was granted all need to be reconsidered. Tell Yntegra and Rosewood that there's a better way.
